Project Manager

(Full-Time)

 

G4 Construction Management is a commercial construction company specializing in restaurant and retail general contracting. We provide services throughout the Midwest, primarily working with major corporate operators, franchisors, and franchisees. We are looking for a Project Manager to join our team!

Job Summary

The Project Manager is responsible for planning, directing, coordinating, and managing the team of designers, field personnel, and subcontractors to complete quality construction projects safely, on time, and on budget. The Project Manager is dedicated to client satisfaction and maximizing the profitability of every project.

Specific duties encompass all phases of construction – from initial meetings with potential clients, through management of the design process and the construction phase, and beyond contract completion, to client follow-up.

Duties and Responsibilities

Project Pursuit:

  • Develop relationships with clients, designers, consultants, and developers.

  • Maintain relationships with existing clients and make presentations and sales efforts to potential clients.

  • Work with leadership, as requested, to provide budgets/proposals for new work.

  • Provide estimates/budgets, schedules, and technical knowledge in response to early meetings with clients.

Pre-Construction:

  • Coordinate the design process and governmental approvals.

  • Read and review construction drawings and specifications to create work scopes and identify

    value engineering alternatives.

  • Organize the bidding process and contact subcontractors to generate interest in the project.

  • Solicit subcontractor and material supplier bidding.

  • Negotiate and prepare contracts with chosen subcontractors for all aspects of the work.

  • Develop the project budget.

  • Develop a schedule with input from the superintendent and subcontractors.

Construction Management:

  • Monitor project schedule, quality, and budget/costs to ensure all are within project requirements.

  • Administer all construction contracts.

  • Resolve technical and contractual problems on site with assistance from the superintendent and

    manager (if necessary).

  • Review the schedule weekly with the superintendent to measure progress and set targets.

    Challenge the superintendent, subcontractors, and designers to find means of improving

    production, finding less expensive materials, or providing better methods of completing certain

    tasks.

  • Verify completed work and create monthly payment applications.

  • Approve changes in the work and produce change orders.

  • Identify critical activities and ensure they are monitored diligently and visit “off-site” facilities, as

    necessary, to guarantee timely installation and incorporation of materials into the project.

  • Maintain regular contact with clients (and tenants, if applicable), keeping them informed of

    progress.

  • Respond to client/tenant requests for changes, clarifications, and budgets.

  • Prepare monthly reports for leadership, clients, or other stakeholders.

  • Manage the LEED (or other sustainable/green building initiative process) documentation, if

    applicable.

  • Post-Construction, Close-out, and Client Follow-Up:

    • Monitor the punch list and close-out of the project.

    • Follow up with client/tenant after they have taken occupancy of the facility to guarantee

      satisfaction and completion of all punch list items.

    • Maintain contact with clients beyond project completion to enhance the prospect of future work.

    • Other Duties:

      o Represent the company at trade organization events, networking events, and volunteering events.

      o Perform other duties as assigned.

Qualifications:

  • Bachelor’s Degree in Construction Management (or related field), and two years of commercial

    construction management experience. OR Associate’s Degree in Construction Management (or related

    field), and four years of commercial construction management experience.

  • Proactive, solid problem-solving skills, and the ability to work efficiently and independently.

  • Effective interpersonal, verbal, and written communication skills.

  • Ability to effectively lead, supervise, motivate, and constructively challenge internal and external teams.

  • Design-build and job site experience preferred.

  • Experience with Procore Project Management software preferred.

  • Experience with Bluebeam software preferred.

  • Proficient with Microsoft Office software (Outlook, Excel, Word, etc.).

  • Qualified candidates must hold a current driver’s license.

  • Qualified candidates must be legally authorized to work in the U.S. and must not require sponsorship for

    employment visa status now or in the future (e.g. H1-B).

Working Conditions

  • The job is generally performed in an office environment. Presence will periodically be required in

    construction environments which may produce physical discomfort due to temperature, dust, noise, and

    the like, and which may mandate the use of protective equipment conforming to OSHA regulations.

  • Must be able to travel as needed for interviews, meetings, and project job site visits.
